LOAN PROGRAM:

Depending on your credit history and down payment available, we can owner finance a property for up to 3 years. At the end of 3 years your note balance will mature and come due. At that time we will need to be paid off or you can extend the financing for 1 more year by making a 10-15% principal reduction payment. The down payment ranges for 5% of the purchase price to as much as 30% or more. To qualify for 5% downpayment you must meet the requirements below. The less you meet the requirement, the more the downpayment goes up.

  

FINANCING REQUIREMENTS:

  1. 2 years of positive, verifiable rental or mortgage history.
  2. 2 years of verifiable income history (W-2's, tax returns, or paystubs). Your current debt plus the homes monthly payment (taxes and insurance included) should not exceed 45% of your total income.
  3. A credit score average of 600 or better.
